What are capital allowances?
When a commercial building is bought, built or improved, some of the money spent on fixtures and systems may qualify for tax relief.
That can include heating, lighting, electrics, air conditioning, lifts, security systems and fitted kitchens. The rules are detailed, so the first step is simply checking whether your property is worth looking at.
Already have an accountant?
A normal set of accounts may not separately identify items built into the property. A specialist survey adds the property evidence needed to value them.
Usually works from invoices, accounts and information already recorded for the business.
Inspects and values embedded items such as cabling, pipework, heating, lighting and other building systems that may not have separate invoices.
The specialist evidence supports the tax work and can be shared with your existing accountant. It is an additional area of expertise, not a replacement.
Lighting, counters, fitted kitchens, ventilation, electrics, heating and security systems may all be relevant.
Bedrooms, bathrooms, fitted kitchens, fire and security systems, heating and communal areas can make these properties fixture-rich.
Heavy-duty electrics, heating and ventilation may matter in workshops; fitted facilities may matter in qualifying short-stay accommodation.
Properties we can check
These are common examples, not a closed list. If yours is different, send us a message anyway and we’ll help you work out whether it is worth checking.
Property type alone does not determine eligibility. The specialist team will check how the property is used, who owns it, relevant expenditure and its tax history.
