What are capital allowances?

Tax relief linked to things already inside your property

When a commercial building is bought, built or improved, some of the money spent on fixtures and systems may qualify for tax relief.

That can include heating, lighting, electrics, air conditioning, lifts, security systems and fitted kitchens. The rules are detailed, so the first step is simply checking whether your property is worth looking at.

Already have an accountant?

Your accountant and a property specialist do different jobs

A normal set of accounts may not separately identify items built into the property. A specialist survey adds the property evidence needed to value them.

01

Your accountant

Usually works from invoices, accounts and information already recorded for the business.

02

The surveying specialist

Inspects and values embedded items such as cabling, pipework, heating, lighting and other building systems that may not have separate invoices.

03

Working together

The specialist evidence supports the tax work and can be shared with your existing accountant. It is an additional area of expertise, not a replacement.

Properties we can check

Is your property on the list?

These are common examples, not a closed list. If yours is different, send us a message anyway and we’ll help you work out whether it is worth checking.

HMOs Care homes Airbnb & short stays Hotels & guest houses Shops & retail units Pubs & restaurants Offices Warehouses & workshops

Property type alone does not determine eligibility. The specialist team will check how the property is used, who owns it, relevant expenditure and its tax history.

A straightforward first step

A real person, not an automated assessment

Your WhatsApp enquiry goes to the person helping you take the next step. We’ll read your answers, ask any useful follow-up questions and, if it looks worth exploring, introduce you to the specialist tax and surveying team.

You do not need to understand the tax rules before getting in touch. That is what the specialists are there for.
